This means in order to make a project possible a developer only needs to come up with 20% of the money required themselves, with the rest being borrowed. Debt vs Equity funding for Property projects and what is IRR? http://estatebaron.com.au A bank these days can lend upto 80% of the total cost of the project (land + permits + construction + sales). This means in order to make a project possible a developer only needs to come up with 20% of the money required themselves, with the rest being borrowed. A good project needs to deliver atleast 20% profit on the total money invested in the project. However out of the total money invested only 20% is equity and the rest is being borrowed. Lets say we have a 12 month project which cost $100 and generated a profit of $20. Out of the $100 investment only $20 was equity by the developer and the rest $80 was lent by bank at 5%. So out of the $20 profit, $4 goes to the bank as interest on its $80 at 5%. And the remaining $16 goes to the developer for his $20 investment. This is an 80% return on equity in one year. Not bad at all! If the project was two year long then the yearly equity return would be 40%. For a 4 year project this would be 20%. Equities is a subject that’s of great interest amongst investors the world over!Before we jump right into equity mutual funds, how about we spend a few minutes, understanding the words “Equity Stock” or “Equity Share” - collectively called ‘Equities.’ This word comes from the word “Equitable” or “Equally Divided”. An Equity stock is nothing but a “Share” of a company. The more shares investors own, the larger is their share of the profits or dividends declared by the company. So what is equity mutual fund? Basically equity funds are those that invest primarily in ‘equity shares or stocks, which are also collectively known as equities’. There are different types of equity mutual funds which are Large cap fund, Mid cap fund, Small cap fund, Diversified Equity Funds, Sectoral funds. And here’s a broad way of classifying equity funds based on the style of investing. Value Style, put simply, is bargain buying. First the equity analyst team or fund manager will assess the business of a company and assign a value to the price per share based on various factors. A value investor will only buy if the current market price of that share is lower than the assessed price. So what is value investing in terms of mutual funds? There are times in the stock market when investors panic and sell out, making stocks available at low prices. Under-pricing of stocks also occurs when the value of the company is not known, and it’s mis-pricing like this that value investors lookout for. You see, the fund manager can identify the hidden value in a company that others may have missed, and begin buying this stock. When the others realize the value of the company, they start buying too and the stock prices appreciate, making a person’s investment appreciate with it! The ‘Growth Style’ investing follows the logic of investing in companies that are likely to continue growing their profits at a reasonable rate. In that case, the fund manager may buy stocks even if they seem fairly priced, because the future growth justifies the current high price. These aren’t all! There are other ways, in which equity funds can be classified, each with unique characteristics, making it easy for investors to find one that suits their needs. Long term capital gains exceeding Rs 1 lakh on sale of equity shares/units of Equity oriented Fund are proposed to be taxed at 10% without allowing any indexation benefit, said Finance Minister Arun Jaitley in Lok Sabha during his Budget speech. "I propose to tax such long term capital gains exceeding Rs 1 lakh at the rate of 10% without allowing the benefit of any indexation. However, all gains up to 31 January, 2018 will be grandfathered" Jaitley said. FULL COVERAGE: UNION BUDGET 2018 Explaining the tax further, Jaitley said: If an equity share is purchased six months before 31st January, 2018 at Rs 100/- and the highest price quoted on January 31 2018 in respect of this share is Rs 120/-, there will be no tax on the gain of Rs 20/- if this share is sold after one year from the date of purchase. However, any gain in excess of Rs 20 earned after January 31, 2018 will be taxed at 10% if this share is sold after July 31, 2018. The gains from equity share held up to one year will remain short term capital gain and will continue to be taxed at the rate of 15%. However, existing investors will be exempted from capital gains tax up to January 31, 2018. All gains made thereafter this cut-off date will be taxed. The imposition of this tax will bring the government marginal revenue gain of about Rs 20,000 crore in the first year. Experts do not see a huge impact of LTCG tax on the market. Dr V K Vijayakumar, Chief Investment Strategist at Geojit said, "Fiscal slippage to 3.5 % from the target of 3.2 % and the 10 % tax on LTCG are negatives; but the grandfathering of LTCG on purchases till January 31, 2018 is welcome. The great relief is that the FM has done no major harm. From the market perspective a bit disappointing, but not worrisome." The Sensex fell over 400 points after finance minister announced the tax on equity transactions but later cut losses to trade over 233 points higher at 36,198. Mr Deepak Jasani, head, retail research said reintroduction of LTCG on listed equities may not impact FII flows to a large extent as 1. Most countries except a few levy tax on LTCG. 2. Foreign institutional investors (FIIs) are concerned with net return earned by them i.e. post tax return and if they feel that Indian markets or equities can give them a return (post LTCG) which is higher than their threshold or competing countries, they will still invest in India. 3. FIIs are watchful about currency moves i.e. USDINR moves. In case they feel that the rupee is likely to be stable or appreciate, then they will still remain bullish on India given the fact that India will still be the fastest growing economy in the near future. On the effect of LTCG tax on divestment programme of the government Jasani said, "Apart from the temporary negative effect on the equity markets, the govt divestment program can progress as planned subject to India's macros improving and there being no global shock.
